 Job Description Maintenance Technician The Maintenance Technician will perform repairs of all buildings, rental properties, and equipment. The position requires maintaining the interior and exterior of all properties. Additionally, the Maintenance Technician will perform routine and preventative maintenance and repair procedures. The ideal candidate must have strong interpersonal skills, must have an outgoing and engaging personality and must be very customer focused, high levels of confidentiality and a detail-oriented individual. Must have a valid driver’s license, vehicle and perform manual labor, which may include kneeling, bending, lifting, stooping, standing, crouching, and reaching. Responsibilities:
  • Performs all needed work order repairs of all properties in order of priority, emergency, on call, make ready, preventative, inspection, routine, or resident request repairs.
  • Performs preventive maintenance on buildings, properties, and equipment.
  • Respond to and complete work orders in a timely and professional manner.
  • Winterize vacant units.
  • Assist with unit turn over.
  • Assist with event set up and clean up.
  • Prepares and performs all necessary repairs to vacant units for new residents.
  • Responds to all service requests, on-call emergencies as directed by the Property Manager.
  • Maintaining the exterior of the property daily to provide clean and acceptable curb appeal at all times.
  • Assist with maintaining flower beds, cut lawns, trim and edge around walks, prune bushes, trees, shrubs; clean grounds, rake, and bag leaves, remove litter, water lawn, shrubs and flowers when necessary, clean drainage ditches and culverts.
  • Inspect property for improvements and repairs and review with supervisor, immediately reporting unsafe conditions.
  • Maintain control for inventory and utilization of maintenance material and supplies, operate and perform scheduled maintenance properly on all equipment.
  • Responsible for keeping work area and tools clean and in order at all times.
  • Responsible for security of the property at all times.
  • Assist Property Management or other staff and contractors when requested.
  • Pick up items from vendors.
  • Able to lift to 50lbs.
  • Assist construction department with general labor, carpentry work, remodeling, demolition, and trash out.
  • Minor repairs and upkeep: repair fences, gates, walls, walks, steps, stairwells, and outbuildings, maintain and repair grounds equipment.
  • Maintains records and logs, as needed.
  • Performs other related duties as assigned.
Ability to:
  • Participate in an on-call rotation (evening, weekend, and holiday coverage).
  • Read and comprehend instructions, short correspondence, and memos. Ability to write correspondence and effectively present information in one on one and small group situations to customers, clients, and other employees of the organization.
  • Shovel snow, remove ice, and apply ice melt to walks and driveways as needed.
  • Operate snow removal equipment to maintain parking lots, driveways, and sidewalks.
  • Diagnoses problems and repairs in the areas of electrical, plumbing, heating, cooling, and appliances.
  • Solve issues quickly and professionally.
  • Inspect property for improvements and repairs and review with supervisor, immediately reporting unsafe conditions.
  • Build and maintain good relationships with tenants/clients and vendors and be able to work with a diverse group of people.
  • Able to kneel, bend and lift without any problems.
  • Must be able to lift to 50lbs.
  • Work well in all weather conditions.
Qualifications:
  • High School diploma or General Education Degree (GED).
  • A minimum of one-year maintenance experience or combination of training and experience.
  • Must have valid driver’s license.
  • Must have a reliable vehicle and be willing to transport hand tools, parts appliances and supplies during work hours.
  • Excellent communications skills in English, both written and verbal.
  • Complete training and certifications as needed.
  • Must be self-directed, capable of working independently and be responsible for completing assignments in realistic time frame.

Working Conditions: Physical Demands The Maintenance Technician will have a diverse mix of work environments including lifting supplies, equipment, and indoor and outdoor environment. Environmental Conditions The Maintenance will have to manage time to effectively manage multiple deadlines and goals. Sensory Demands Sensory demands include one-on-one conversations in person, on the phone, and use of the computer, which may be noisy and/or busy at times. Mental Demands The Maintenance Technician will have to manage multiple projects any given time and have the need to respond to various requests within tight deadlines.
